I decided on BTO.
BTO is cheaper both in terms of purchase price and renovation (unless you want to reuse everything that's in the resale flat). The downside is that you have to wait, but it's still tolerable for me because I chose my unit while I was still in university.
There's limited choices for SBF.
If I were to upgrade to another HDB flat, then I may go with resale as 2nd-time buyers for BTO are subject to resale levies which diminish the discount between BTO and resale. If possible, I don't want to upgrade to another HDB flat anymore.

Resale. I was 27 years old, failed 2 BTO. Figured that I'm not gonna wait another 4-5 years to have my own place thus settled on a resale flat to own my place at 28.
