I'm 29, not married. I own a 1 bedroom apartment, which I'm renting out. My total income per month is $6,000 (active income) + $3,100 (passive income from rental). Each month, I earn more money than I can spend ($5,200 monthly expenses all inclusive). I'm deciding whether to move out of my parent's house, forgo my rental income, live in my house and be more frugal. It's noteworthy that I'm living alone in my parents HDB now, as they're living with my siblings. The only difference is my house is a condo which is more comfortable.
Should I choose to earn more or have better quality of life?

Should I choose to earn more or have better quality of life - if you don't have much time left - then want to enjoy a better quality of life go for it. We dunno how much time you have, neither do you.
For me, living an atas life / better quality life is not what I longed for - in fact I admire the rich who live frugally. Perhaps blessed to see the good in living simply.

Maximising on rental at this point is good since rental rates are at all time high

Just continue current arrangement since your parents are not living with you (you already getting the freedom living alone) and save up more for future enjoyment

Location is most important whether condo or HDB. Which place gets you to your work if you need to go...
