What would your advise be for couples with a few year of work experience to BTO or to get resale?

Hey! I think it depends on your age as well? If you're between early to mid twenties, you can try a couple of BTO, since it cost nothing much to try your luck.

I gave up after two tries at the age of2 7 and chose to go for resale instead because I didn't want to wait till I'm 31-33 before having my own place.

if you have done the calculation right, resale can be affordable as well.

I think the first question is whether it is urgent to get a flat soon, due to reasons like wanting your own home asap/ starting a family soon /non-productive home environment etc. If urgent, resale is a better go. Additionally, some advantages of resale are able to pick the location, see & feel the physical flat and moving in at a short time.

However, they may be slightly more expensive even with grants, especially if you are looking at those in prime location/ near mrt/ newer flats. This is also due to the first-mover advantage of those who want to earn a sum of money after holding the flat for >5 years and selling it at a much higher place than they initially bought.

For BTO, they are subsidised and thus will relatively be cheaper for that reason. The advantages are it will be new and cost lesser f you want to renovate your house in most cases compared to resale. The cons will be the waiting time (further delayed due to covid as you said for some BTO) and limited locations to choose from. One of the greatest uncertainty is the balloting phrase too, looking at how oversubscribed the recent BTO launches are.

Thus there are pros and cons to each. You will have to weight it and seem if which better suit your current situation and goals 🏘️ All the best!
