I looked at rental yield from: https://www.squarefoot.com.sg/market-watch/rent... and it has been falling since 2008 to 4% or lower (data may not be the most up-to-date). The highest rental yield free-hold project is Marine Blue with 4.1% yield in 2016. Based on the trend, it is expected to fall further.

From a convenience and financial returns standpoint, maximising SA seems to be better.
