BTO despite trying to stay affordable, now has longer waiting time than in the past... whereas Resale, is immediate availability but no longer that affordable. The number of properties that have>1 million transactions is on a rise. Are we starting to become like HK? Where the price and space we get are no longer correspondence.

I'd always go BTO so long as I didn't bust the combined income cap. If you're lucky enough to get a prime location, just rent for the duration it takes for the flat to be built. The immediate capital gains upon MOP more than offset whatever you'd spend on rent.
