There's an availability of spaces since COVID has hit the F&B sector hard, although it's just beginning to come back somewhat to life.

The biggest hurdle is rental. Rent amounts are really high in the CBD. Spaces in uber-hot F&B areas like Telok Ayer go for $10-$15 per square foot.

Let's say you're building out an average-sized restaurant with, say, 60 covers (about 15-20 tables - although this will be reduced now due to safe distancing measures). You'll need about 1,500 square feet of space. So at $10-$15 per square foot, you're looking at $15,000 to $22,500 in rent per month. That's a lot of money!
