You can have just cash and be financially secure my friend. Those are just tools to grow your existing capital. But with little capital, there's nothing much to grow. So don't look at what you have, but how much you have.
And no REITs are classified as higher risk as they are leveraged/margin assets with very illiquid underlying securities held by the REIT.
