I actually did a dividend valuation method on this stock and i found that the fair value of parkway life reit is at 0.74 cents.

The current price of the stock is 3.94 SGD.

So the REIT is overvalued by 136%

Of course this is just an estimate formulae that some use to value REIT or dividend stocks. It is not 100% accurate.
