How long will the low interest rate environment persist?

As above. I've been on HDB loan for 2 years+ and thinking whether to switch to bank loan permanently. What is the likelihood that the rates will go up beyond 2.6% in the next 20 years? If unlikely, what is the best home loan to take now?

20 years is way too long to predict.

With a mortgage loan, you can always refinance every 3 years, so all you need is a 3-year view.

Interest rates have been low for a decade, and it probably won't be coming up anytime soon now that the economic situation has been affected by COVID-19.
