I look at the REITs fundamentals such as:

Percentage of debt on fixed and variable rate
Gearing ratio
Weighted average debt maturity
Average cost of borrowings
Interest coverage ratio

I will also look at things such as rental reversion to make sure the REIT can still get higher rent when tenants renew their leases. I wrote a post here on REITS Are Falling - Will This Continue? : http://sgyounginvestment.blogspot.com/2018/06/r...

Would you still recommend investors buy and hold REITs given that a lot of the REITs are slashing their dividends? Or should we buy and sell to take advantage of the market volatility?

When is a good time to take profits on a rising asset or sell on a falling asset? How much should one hold as cash ready to invest?

Sembcorp Industries continues on an uptrend, some of my peers said a correction might be coming. Good time to sell?

Is first REIT a good buy at this price? But based on their stock price, the last time they were are 0.4 was 11 years ago... So for them to climb back to their prime need to hold at least 5 years?

Whoa Pfizer shares jumped by almost 15% on Monday and Pfizer CEO sold $5.6 million of stock. Is it a good time to cash out for a quick profit with the hype? Or should I continue holding long term?
