How are fees from ETFs and REITs being paid out?

When an etf states they have an TER of x%, how are the fees actually paid out to them? Do they take it out from dividends before distributing to unit holders?

Similary, there is also a management fee along with acquisition fee and divestment fee charged by the REIT manager. How are these fees being paid out as well?
