Do you think of EC (Piermont Grand) as an investment? I am also interested in a newly MOP-ed HDB at Punggol. Do you think I will 'lose' money from it if I only intend to live there for 5 years?

Regarding Piermont Grand, I am a big fan of ECs in general as starting properties (if it's within budget). While I don't think Piermont Grand is spectacular with regard to location, it has got one important thing going for it: the ongoing development of the Punggol Digital District. This is likely to pull up prices in the area in future, as well as provide solid rental prospects if you ever decide to be a landlord.
