EC or Condo? 5 year HDB MOP is up, looking to shift for investment purposes

We currently stay in the west and we are not really looking at typical conditions of a good location. We drive and hence we are okay with more ulu location.

Any alternative viewpoints that you can share? Do assume that we have quite enough to afford up to 1.8M property.

EC/HDB is usually for first timers. As someone who studies the market, I would advice going for a condo for better capital appreciation.

A private condo offers more freedom and potential in terms of tenant appeal and resale value, while an EC could offer a better price point and larger space.

  1. Price and Appreciation Potential: ECs are typically more affordable than private condos, as they are partly subsidized by the government. This affordability could mean a potentially higher capital appreciation, especially after the EC fulfills the MOP of 5 years and becomes fully privatized after 10 years.
  2. Eligibility and Restrictions: ECs come with certain eligibility criteria and restrictions, such as citizenship requirements and income ceilings. However, since you are looking beyond these factors and have a substantial budget, private condos may offer fewer restrictions and more flexibility.
  3. Facilities and Lifestyle: Private condos usually offer more luxurious facilities and are perceived as more prestigious.
  4. Location and Accessibility: As you mentioned, location isn’t a primary concern due to your ability to drive. Still, it's worth considering the potential resale value, where centrally located properties generally fare better.
  5. Size and Layout: ECs often offer larger space compared to private condos at a similar price point. If space is a priority, an EC might provide better value.
  6. Rental Yield: If you are considering renting out the property, you'll need to consider the appeal of the property to potential tenants. Private condos might have an edge in this aspect due to their perceived prestige and wider tenant pool.

Hello there,

Navigating the decision between an Executive Condominium (EC) and a Condo after your 5-year HDB MOP can indeed be a significant financial move. It's great that you're open to exploring unconventional locations, and I've guided clients through similar decisions with notable success. One client, in particular, was torn between an EC and a Condo. Through a detailed financial analysis considering factors like rental yields, potential appreciation, and long-term investment goals, we found a tailored solution that aligned with their unique preferences.

One common misconception is that a prime location is the only key to a good property investment. In reality, factors like market trends, property type, and your investment horizon play pivotal roles. Given your budget of up to 1.8M, it's essential to strategize based on your long-term financial objectives.
