Considering the high resale prices in the Tiong Bahru Area for HDB. I am looking at the resale HDB at Havelock Road build in 2011(Blk 58 etc). I am comparing it with Emerald Park(Pte Condo).?

Assuming that I am comparing it with a 2 bedder(Emerald Park condo) with a 4 room HDB. It has a price difference of about 450k. The Emerald Park condo is much much older. Therefore wondering which will be a better choice? The newer HDB or the older condo? In terms of closeness to MRT, the HDB is also closer to the MRT.

In terms of affordability, both are possible. The Condo will be a stretch but still possible. Curious to hear your thoughts regarding this.

In terms of capital preservation and a long term view, Emerald Park. This is on the basis that the location is prime; unit sizes there are also quite big with a plot ratio of 2.0, and it's close to the upcoming Havelock MRT station. While we never advocate counting on an en-bloc, the potential for it is good.​​​
