Can someone teach me how returns are calculated for Philip unit trust rsp (Annualised return: 2.76%)?

I’m investing in Philip unit trust RSP $200 per month ... Started in 12/10/2018 portfolio value: 8,145.61..total contribution: 7,800. Monthly return: 1.23%, year to date return: 6.75%. ?
