Always buy as big as you can possibly afford. Singapore's real estate is resilient with HDB resale growth rate of 4.8% in 2023 and 10.4% in 2022.

Depends on budget - if budget not an issue then 3 rooms seems to be a better choice.

It also depends if you want to have the option/additional income to rent out a room (whether u ok to live w another stranger), how long you plan to repay your housing loan..., who you staying with, transport/amenities etc.

For me (single), I stay w 1 parent so I bought a old 3 room resale - close to many amenities (coz i consider when old I will need my food/medical to be super near me). I did consider 2 room BTO - it's not easy to get the better locations (5mins to MRT ones).

3rm resale just so to be able to have the option of renting out the other room.
