What are the exact processes in buying a resale private property without an agent?

My fiancée and I have been looking for houses for the past 2-3 months and had no luck in getting an agent look for houses for us. We recently saw one property which we really like but are not sure what are the things to watch out for if we really purchase. Please help! Thank you!

As for what to look out for when choosing a unit:

  • Location (may want to consider feng shui for the direction it's facing also hahaha)

  • Budget

  • Remaining lease of the flat

  • Availability of surrounding amenities

  • When do you want or need to move

Some sellers may request for a temporary extension of stay, which would allow them to stay for up to an additional 3 months before moving out. This is something to consider, especially if you need to move into the new place quickly.

Some tips when negotiating and making an offer:

  • Use past transactions for similar units and blocks as a gauge to set your offer.

  • Learn more about the seller’s circumstances – whether he needs the cash urgently or if he’s in a rush to sell.

  • Ask the seller’s agent (if any) about the lowest price the seller’s willing to accept.

Actually don't get an agent to look for a house for you. The agent can't decide for you, means you have to visit every house on your own anyway, so why choose an agent for extra agent fees? (Unless you are really busy, your time is worth a lot, and your property is really expensive so you need an experienced agent to filter for you first)

Once you get the house (be it a condo, HDB, landed), go google for the address and see if there was any news related to it. :) Google is useful.
