1. Warehouse spaces may or may not come with air-conditioning.
2. Examine your lease to see whether you're allowed to use the warehouse as an office.
3. Remember that you have to return the space to its original condition when you move out. So your total renovation cost will be converting the warehouse into an office AND eventually converting the office back into a warehouse.
