Should I buy a 3 or 4 room HDB flat and the location for rental income? Should I buy one with shorter or longer lease?

I am 47 yrs old. I have about 300k in ordinary account to purchase the flat.

  • Depends on Cash on hand too. Don't forget about renovation. Choose a resale that requires minimum reno.
  • You probably still can take a 10-15 years loan. Should be able to afford 3 room or 4 room. depend on loan (monthly amount you can pay) + loan amount you are comfortable to take up
  • Rent if entire house (need to stay 5 years MOP before doing so), rent room I think should be ok as long you are staying there. There are 3 rooms flat with 3 rooms (+utility room) too - older ones. 4 rooms more spacious definitely.
  • Think about who you want to rent to - family of 4 and above maybe 4 rooms. to singles/expat etc - 2~3 rooms shld be ok.
  • Location: Near to amenties (food, supermarkets), 5mins to bus interchanges, MRT surely make a difference. Rental higher too - check HDB map services with postal for the rental income you want to get.
  • Lease: For loan / use of full CPF, need to last you till 95, i.e. at least 48 years lease remaining. Definitely the more lease remaining the better, can rent longer/still can sell. But of course more ex if HDB is younger. Usually younger also poorer location for most.
  • Probably your last house? Own stay + rental? I will choose 4 room. Because got 2 bedroom to rent. Shorter lease usually cheaper. North area, woodland, sembawang... usually cheap.

  • Rental as long your place are accessible, near mrt, coffeeshop, renting should not be problem.

  • However, before u do anything 1st thing is to find out how much u can borrow. Because of TDSR + age + your monthly income affect how much u can borrow.
