SBF while currently own a flat

Hi. Owning a flat but planning to sell. And I would like to apply SBF or OBF.

If you currently own a flat and are planning to sell it, you can still apply for a Sale of Balance Flats (SBF) or Open Booking of Flats (OBF). Here's a brief overview of the process:

  1. Application: Apply for the SBF or OBF through the HDB Flat Portal during the sales launch. You can only submit one application for one town and one flat type in a sales launch. If there is a concurrent SBF exercise, you can only apply for either the BTO or SBF exercise, not both.

  2. Balloting: After the application period closes, HDB will conduct a computer ballot to determine the queue position of each applicant. The queue position determines the order in which applicants can select and book a flat.

  3. Invitation to Select a Flat: If your application is successful, you will be invited to select a flat. HDB strongly encourages applicants to book a flat at the first opportunity when they are invited to do so.

  4. Booking of Flat: During your flat booking appointment, you will need to pay the option fee (which varies depending on the flat type) in cash. You will also need to submit documents for assessment of housing grants and the HDB housing loan.

  5. Sign Agreement for Lease: After booking the flat, you will need to sign the Agreement for Lease. At this point, you will need to pay the downpayment, stamp and legal fees. The downpayment can be paid using your CPF savings, cash, or a combination of both.

  6. Sell Your Current Flat: You must sell your existing flat within six months of taking possession of the new flat. You may also be required to pay a resale levy depending on your eligibility.

Remember, you must have a valid HDB Flat Eligibility (HFE) letter before you can apply for a flat in the sales launches or open booking of flats. You can find out more about the HFE letter on the HDB website.
