In the case of Bishan Nov BTO Launch, where 15% of 2-room or 3-room is about 30-40 units as compared to 1222 4-room units, is it safe to say there are higher chances if i were to apply without MGPS? For Reference, I am a first timer applicant.

Under MGPS, I would say you get quite a good range of units. There will be high levels, mid levels and low levels, good stacks, not so good stacks.

The bigger your project, the more MGPS units there will be (up to 15% of the 2-room Flexi or 3-room flats avail, with a minimum of 20 units).
