You can learn more about REITS through:
Reading books and articles on REITs
there are many good introductory guides that can teach you the basics of what REITs are, how they work, and the potential benefits of investing in them.
Check out educational resources from organizations like NAREIT (National Association of Real Estate Investment Trusts) which has a lot of free online educational materials.

Recommended REIT to consider include REITs focused on property sectors like residential, industrial, or healthcare, which may have strong long-term growth potential.

Why REITS? Are you looking for cashflow? REITS usually pay out quarterly. Maybe look at monthly pay out options if you really want cashflow. But you should be looking to grow your portfolio rather than cashflow at your age. Also depending on your risk profile.
