I'm thinking of switching to a bank loan for 10 yrs (refinance when lock-up period is up). With the loan amount of less than 100k, the monthly loan is still manageable for me even if just 10yrs on 100k.

We will need to know all the charges associated with the switch, e.g. interest rate, lock-in rate, legal fees.
From there, we will recalculate the entire loan to derive at the actual effective annual rate. Thereupon, we will know if we will be able to save money from the refinance or to remain as it is now.

U can talk to those mortgage broker like redbrick which they hv access to all the bank loans, they will tell u exactly which bank accept quantum less than 100k.
As the quantum is small, u will need to pay for legal fees which is ard $2k+ and some valuation fees. U need to calculate the saving from the interest see worth it onot.
