One thing to note is that the prices of resale flats have been falling since 2013, but in 2019 due to cooling measures the prices actually went up a bit.

This is also dependent on the location of your resale HDB. For example, upgrading programmes and upcoming MRT lines could drive up the nationwide resale price index. A general note is that prices fall faster in younger estates than mature estates.

The resale prices would be affected by the time period and the number of BTOs/Executive Condos launched.
