Is Leverage Financing with Currency Swap Loan for UT a good investment to make?

Wealth Lending and Currency Swap Loan.

I have been approached by my RM to do up Leverage Financing with Currency Swap Loan for UT. Anyone please kindly share your advice and opinion on doing leverage financing with currency swap.

The idea is to buy UT in SGD then loan in SGD then change the loan to Euro.
