Dear Veron,
As a property agent, I have seen many 4-rooms BTO and 5rm resale market, the reason why 4rm is smaller because the layout is slightly more efficient than the older flats which are bigger in size and numbers but inefficient in layout. However, even though the difference, I will always recommend couples in their late 20s who are first timers to get 5-room HDB first because you will never know if they have kids 3-4 years down the road and you cannot upgrade due to the MOP.

NO! have you seen the layout and the new 4rm size, its so much diff from the older 4 rm but yet they still cateorize it as 4rm (??)
Given your age, if you can push yourself to buy a 5rm, go for it becos 5 rm in future will be like a rare pokemon = $$$$$

No. New BTO 4 room is extremely small. If you're planning to have kid(s), go for 5 room....

4 room first, invest the extra money and upgrade when necessary. You'll make more money than selling a 5 room flat.
You will make mistakes with your reno and appreciate it when you can re-start again with your 5 room flat later.
Cost to space ratio of the extra 5th room is drastically lower than the 4 rooms.
