Is $800k fairly new 5-rm HDB in AMK area opposite Bishan park consider expensive? I thought if downsize to 4-rm in future, we will gain profits.

Many have such mindset of making (huge) gains from flat sales but ended up taking higher mortgage loan in the process. So, it's simply a game of chasing own tail at the end of the day.
