If I can afford comfortably, should price of resale HDB be a big factor of consideration? (click in to see description)?

Option 1: $750k, 10min Walk to Clementi mrt,
Option 2: $600k, 15-20min bus ride to Hougang mrt

Assuming similar floor size, level and amenities.
If I can afford both (in terms of downpayment and monthly mortgage), should I just go for the Clementi one? Or is there a reason why to go for the cheaper one?

Given that you are comfy with affording both resale HDB, if I am in your shoe, I would prefer the Clementi unit - the walkable distance to MRT is definitely a plus point and there are quite a lot of amenities nearby too. It's like paying more for the convenience. If you are taking MRT when going to work, the 10min walk will be a good exercise and it can save some bus fare too.

For the Hougang unit, given that solely bus ride already take 15-20min, walking would probably take at least 30 min or more and it won't be a viable option unless you are on step challenge and need to get the steps. However, some reasons to choose the cheaper may be having more spare cash on hand? While u can afford it definitely, it doesn't kill to pay less monthly and putting away this extra bit of cash for something else - say savings or just entertainment! Further, there might be something in Hougang that attracts you more?
