1) How contactable will you be? If potential buyers / sellers drop you a line and if they are unreasonable and expect a reply within minutes and viewings within hours, they'll simply move on to other agents who can provide a higher level of service
2) Moonlighting (assuming you're still in your FT job) - being a successful property agent means putting your name on the streets, making sure people are aware of you. One is definitely holding you back from the other, so this can't be a long-term thing because at the end of the day you won't do your best at either.
