How to go about buying a commercial property in Singapore?

Co-investment scheme like those you see in youtube videos don't look trustworthy and appear to want to sell you expensive courses.

is pooling together funds with some friends to invest in a HDB shophouse, factory unit, etc. better? seems like lots of commercial properties are expensive. Anyone here invested in such property before?

  • commercial property cant use CPF, 3% stamp duty , 7% gst, 20% downpayment
  • you and your friends may want to open a company gst registered so can cialm from govt afterward, need to find an accountant help you do. All rental go to company account.
  • Specific commercial property got specific use, if the property is approved for office you cant use for F&B. Limit your tenant.
