I took bank loan due to when market lower interest rates its cheaper than HDB 2.6%. But note u will need to pay 25% downpayment.

Bank has a lock-in period, but typically 1-3 years. If you refinance with another loan, you may incur penalty. If you repay earlier, there wont be extra charges.

HDB loan has an eligibility income ceiling, while bank loan no income cap.

Max tenure for HDB is 25 years, for bank it can be up to 30 years.

I typically view such loans as a 'good loan' with the low interest rate. It may not be that difficult to invest and get a higher interest gains. As such, you may want to just go for a longer loan period. For some people who doesnt like debts, then yes they can just pay it off earlier.

If you are referring to HDB loan, no penalty for early repayment.

I would prefer 5 years if I need to take bank loan...
