How is Syfe Reit+ time-weighted return calculated?

I did a lump sum into Syfe Reits+ in March 2021.

The current value is less than my lump sum, even though I have my dividends reinvested.

The cumulative portfolio return is negative, but the time-weighted return% is positive.

Why is this so?

Should I be cashing out my dividends? I don't see it growing in my portfolio.
