i assume u are 35, no other debts

so you can buy a $400k resale hdb MAX

but of course u can buy smaller house, there are cheaper.

2) Find a place

There are place lower than $400k, u can look around, u see place u like, then just call the agent. Normally, advertise price slightly higher, can bargain abit. Whole process, from the time you decide to buy, take around 3mth now, due to covid.
