Hello, I’m considering to upgrade from hdb to condo. Objective is more for capital gains in future, not so much for upgrading lifestyle.

What would you consider as prudent options and why? And what % of take home is considered ok for loan repayment monthly?

IMO, I don't think it is prudent to upgrade from hdb to condo as the price of condo now is sort of a high range peak kind, you need to find greater fools from other foreign countries like china and or Indonesia to buy the condo when u sell in the future, but when u sell to rebuy , u will become another fool as u will be buying high again. Best is to rent out to foreigners.

Dont buy condo for living , it is living like in a private jail , remember during Covid times, end up they follow sg law where exercise facilities cannot be used , imagine being told u cannot use swimming pool due to sg law but u continue paying without any rebate.

In an ideal world, you can rent out and stay w parents etc.

In a non-ideal world, you got to consider tenant problems, no tenants, parents problems, debt issue, job uncertainties etc.
