Always start with a good budget range, buffer a good 5 to 7% adjustment for each year due to inflation and rising material costs (I did my planning with $50k in mind).

Next is research on your preferred renovation style.

Also, prepare a list of questions when you approach an ID, that will help you see if the ID thinking is matching on your needs etc.

  • Set a budget (range $X-$Y) now (or yesterday).
  • 2-3 mths (or up to 6mths) before keys will be good (or as soon as you get floor plans/confirmed key collection).
  • Have your plans/ideas/pinterest/qanvast screenshots of looks of the house ready before talking to any IDs.
  • Determine the cabinets/built-in e.g. benches/tv console you want and your budget for each type of work - carpentry, piping, electrical, flooring, doors/windows, toilet/hacking works etc. adjust based on budget
  • Assess your communication (comfort level) w IDs + their understanding of what you want and whether they can meet your budget.
