If you do some research to utilize Taobao for your large furniture like dining table or wardrobe I believe you can save a few hundreds dollars.

Avoid any permanent fixture like storage furniture for your living room and bedroom to reduce renovation cost on carpentry.

DIY for cost effective.

Segment your reno in different items (do the item at top to bottom priority):-

1. Kitchen (Stove and stand-alone cabinet =+-2000)
2. Electrical Point (1 day job = +- 200 work man and +-500 for point and lights)
3. Toilet accessories (1 x for 2RM) = +-500
4. Air con. = +- 1500 System 2
