Do you agree that private property (leasehold 99yrs) has a higher chance of enbloc than HDB, so it would not decay in value, or decay in value as much as HDB, as time passes?

The key difference is that SERS is selected by HDB, while enbloc can be initiated with 80% of residence agreeing and that the property is 10 yrs or older while there is no such choice with HDB.

That's the reason why the government came up with VERS to give people a chance for "enbloc". but the compensation will definitely be much more lower by then.
