REITs dont tend to be a very good investment long term, average growth and not a very productive industry to be frank. If you want to buy a commerical property with plans to monetise for greater returns, then why not do a commerical property. If you want to buy REIT, might as well buy a broad based index fund like CSPX with 10% annual return across a long period of time

  • Liquidity, cashflow, Reits better

  • Capital gain, property better (provided u choose the correct property) because of the leverage.
