Best method to value a BTO HDB before MOP?

What is the best method to value a BTO HDB before it reaches its MOP? Perhaps similar SBF prices, nearby resale HDB prices, or any other methods out there anyone is familar with?

  • U will only know when ur neighbour start to sell.
  • Because it is based on the market price, location and the age of the house.
  • It will be irrelevant if u compare to nearby hdb if those are 10 years old flat or ur bto going to MOP 3 years later and comparing to current BTO that reach MOP.
  • The agent will usually help to push up the price. Higher the price, higher the commission for them. Win-win situation. So the price today will be different 1 year later.
  • Becoz everybody want to sell at record price.

No 2 houses are the same - views, layout, renovation, condition of flat, orientation of flat. What you can do is basically have a benchmark and assign a value to each pro / con accordingly from there. Ultimately its how good you are at sales, need to convince that the side of the coin which may sound like a con to the buyer is actually a good thing.

E.g. East-facing but the good thing is that you have a spectacular view, being able to catch the sunrise every morning
