Anyone keen to share their personal stories in becoming a property agent in Singapore?

What are some of the difficulties you faced before and after becoming a property agent in Singapore, the time needed to get a license, and how much did you spend in total on pre-sale efforts (e.g. printing of fliers, going for networking classes or workshops), how long you took to earn your first keep, and finally, what keeps you going?
