Anyone has experience investing in commercial properties? What was it like? What's the thing to look out for?

Many foreign FIRE youtubers like Graham Stephan, Kevin, Our Rich Journey have been doing real estate to achieve FIRE faster. Since we can't really flip properties in Singapore (without huge cash upfront), was wondering whether anyone in Singapore has done the same thing, but in commercial properties? What was it like? What's the thing to look out for?

Love Graham and MeetKevin's videos hahaha. I wished I could give you an answer but tbh I don't personally know. I tried digging into a lot of real estate investing books in SG but the information is very thin. My fierce aunt is a real estate investor that has flipped commercial properties (She just sold her warehouse during this CB period, she was asking me to buy it lol!) and she can probably help you out if you're keen in buyingcough cough stuff from her.

We are not as rich as those rich people who can afford owning one property. So to satisfy our hunger for properties and passive income from it, we go for REITs. This will solve for the huge cash upfront problem.
