Are you buying the property as an investment or as a home?

If its a home then I would say find an affordable HDB and invest the rest.

If you intend to buy it as an investment, I'd much rather invest in equities and get exposure to property through REITs because of the illiquidity if property and the tremendous effert and resources required to maintain and rent out the property.

Here is a portfolio allocation I would have with 100k:

45k to dollar cost average into an ETF tracking the S&P500
35k in to singapore REITs ETF and blue-chips with emphasis on dividends
15k in china (hang seng tech and A shares)
5k in crypto.

This portfolio is somewhat balanced between growth and dividends with a slightly heavier emphasis on growth. You can shift some money from S&P500 and Chinese stocks to singapore REITs and blue-chips if you prefer more stability and dividends. You should avoid crypto all together as well if you wish.
