We can't really give a useful answer in comparing such large segments; there will hundreds of developments that stand out from whatever response we give.

We also need to consider factors such as leases (freehold condo or leasehold condo?) and location. For example, the performance of ECs vs. condos and new flats may differ greatly between, say, Clementi and Tampines.

That said, most condos - over the long term - have shown better appreciation than flats overall. ECs have narrowed the price gap with their private counterparts over the last decade, although condos in general still show the best appreciation. But again, this is very general and wide, and there will be _many _exceptions.​​​
