Apart from the fact that it buying property is much more expensive as opposed to buying stocks.

An HDB flat is really meant to be a roof over your head first; it was meant to be - and remains - a form of affordable housing.

As such, older resale flats remain affordably priced as a whole; and we don't see it changing as the years move on and their lease runs to an end. Buying an old HDB flat can, and probably will, see your capital fall faster than a newer one; much in line Bala's Curve.​​​
