What's the realistic ROI flipping properties in SG?

Be it HDB, EC's or Private. For some there's a time period in which you can't rent or sell them right? With these rules, is property still king?

The current cooling measure in place means residential property would be hard to flip. On the other hand, I believe there are still opportunities in commercial or industrial properties.

Oh right. I have heard a lot about the cooling measures, I guess compared to some other countries that makes it tough to do so here in Singapore. But, interesting.. commercial and industrial properties, I presume it's a whole different set of rules when it comes to purchasing those?

My personal opinion is, given that so much BSD and ABSD, coupled with MOP (for HDB), it is easier to find investment ROI in other areas.

not discouraging you but it will take more effort to find a property for high ROI

That I agree with. Hmm, so in which case, is land still king here in Singapore? Or are we seemingly chasing something that is too tough to obtain in this generation?

If you are looking for a home, just buy a HDB. That's my advice. Low conservancy, able to raise a family, shared facilities. If for investment, as Steve Ng said, do explore industrial or commercial.
