What's the realistic ROI flipping properties in SG?

Be it HDB, EC's or Private. For some there's a time period in which you can't rent or sell them right? With these rules, is property still king?

The current cooling measure in place means residential property would be hard to flip. On the other hand, I believe there are still opportunities in commercial or industrial properties.

My personal opinion is, given that so much BSD and ABSD, coupled with MOP (for HDB), it is easier to find investment ROI in other areas.

not discouraging you but it will take more effort to find a property for high ROI
