Imagining I had the money, should I buy an old HDB flat, renovate it and lease it out for a potential rental that will cover the entire cost of the flat and renovation?
You had better check the restrictions on rental as well as your rental yield before you make that deduction. The yield on Singapore properties are not as high as they seem due to frictional costs on ownership. If you want liquidity with less restrictions but exposure to real estate focused in Singapore, a REIT is a better investment. The ongoing cost of a loan will be a big unknown factor as well if you go for a floating rate loan.

Reit has lower path of resistance for me. Lower barrier of entry meant that you can start investing earlier and divisify over a few counters instead of just 1 property.

Check your travel insurance and find out if they cover for damages to the rented car. Some travel insurance covers for this section. Upon return, they will usually check the car for damages before renting it out again. Likewise, the next driver will check the car before renting it and to report of any damages. The staff will either ask you to pay for the excess upfront, or to charge it to your deposit. Either way, they have the right to pursue you for damages (this is often written in the rental agreement). If the repair cost is less than 4,500, they will take the repair cost, e.g. $1k. Dont do it- it's considered a cash advance, and not only will you not earn miles, you'll be hit with fees!

Should I sell my HDB flat which I am collecting rental income and buy reits, equity and bonds or continue to rent the property out?
It depends on your needs. If you are looking to create a guaranteed source of passive income, then property may not be the best option with the situation that you are encountering right now. At this point, the best way to deal with the situation is to perform a detailed calculation. Some of the factors for consideration include: - When do you intend to sell the house? E.g. 10 years' time - Rental yield - Probability of getting a tenant - Maintenance With the timeline set, find out the total yield (from valuation of property and rental income) and whether it fulfils your expectation. If it fits into your expectation, keep it or consider similar alternatives with better liquidity. Sorry to tell you this. Only Singapore Citizens are allowed to rent out the HDB flat. Singapore Permanent Resident flat owners are not allowed to do so. The above is the RIGHT way. I did use CardUp to pay my income tax once. It took the delivery of the amount to IRAS quite a while and I got the red letter from IRAS. Luckily, I extended the payment date from IRAS. If not, I would pay more. Would suggest making the payment earlier so that CardUp would have enough time to deliver the amount to the respective receiver.

Rented before as a student more than 10 years back, so the prices have probably changed by now. On the other hand, I have many Indian/Filippino colleagues on work pass who rent rooms in HDB flats - these can be anywhere between 400 to 800 per room depending on location. For example, rentals in Yishun are usually closer to the 400 range. Somewhere like Kovan or Tampines would be closer to 700/800. If you are looking at condos, they would be slightly higher due to the amenities, of course. For more price ranges, you can look at AirBnB too.
