Please share with me why do people invest in REITS compared to other financial instrument? Just purely for dividends? How much dividends do you expect to earn from 10k or 20k worth of REITS ?

I would like to find out the reason why people invest in REITS compared to other financial instrument? Is there a certain lump sum that you have to put in just to get a decent dividend? Isit advisable for people who have just started investing ? These are some of the questions which I wish could be answered before I dive in deeper into reading about REITS. Thank you
