Is there a significant difference between HDB and Private Condominium of 99 years lease old? Both expire in 99 years, the government will take back when the lease is up. What do you think?

So ignoring comfort, location, facilities and prestige, isn’t buying a HDB and Private property (99yrs) the same?
P.S. I belong to the camp of HDB dwellers and find private property too expensive for my simple lifestyle and essentially the same as 99yrs condo. But I happy to have differing views.

HDB needs two names and pte condo just one name and pte condo has less restriction to renting out and pte condo also has better quantum on capital gain whereas HDB do not unless it’s a BTO. Pte condo also have better quality lifestyle

If we look at a HDB e.g. priced at $500,000. And since the lease is 99 years. If we look at this perspective of renting 99 years from the government, this will equate around $5,050/ year which is around $420/month. Hmmm?
