Individual. You only really need a few good REITs in your portfolio, and you'll be able to have a decent chance to outperform the ETF.
The alternate view comes if you have no time or knowledge to analyse individual REITs (which will take time). In that case, even investing in an ETF is better than leaving your monies in the bank.

$100,000
Or any magical number in between it makes sense for you to just model after the REIT ETF and buy you own individual REITs haha
