How do you value a REIT? since I can't really use DCF I'm not sure what modelling I'm supposed to use?

Just looked at the Funds from Operations (FFO), see if it can cover current dividend, and whether FFO growth in the long-term is viable

You can take a look at a Mapletree Logistic Example here. However do note that valuation is not a catalyst for share price.
